We tendered this project for an existing client having successfully completed several high end residential projects in London, including a prestigious apartment in Portland Place.

As with all residential projects the logistics are often the main issue, working in areas where we are in close proximity of other residents, the access routes and noise restrictions being our main consideration and concern.

Chadwick house was no exception, we had to carefully programme and detail operations to minimize disruption to other residents, and working in between floors meant the noise issue and access was more of a challenge than usual.

We solved the access issue by removing a side window and erecting a scaffold to facilitate egress and access to the apartment,

We then contacted all other residents in close vicinity and informed them of the pending works, providing them with contact names and numbers should they need to contact us. Our site manager was proactive at every stage informing residents of noisy works where possible in advance liaising with the residents to ensure the smooth execution of the works.

The works consisted of the complete strip-out of fixtures and fittings, mechanical and electrical installations and the removal of non-load bearing walls and ceilings, the remaining walls had all ceramic and wall covering stripped backed in readiness for new finishes.

The mechanical works included the installation of a new slim line under floor heating system which was screed on completion, this was pumped into the apartment from the car park. A new gas mains was installed from the basement for the new heating system, electrically the whole apartment was rewired including new distribution board. New stud partitions were erected to transform the internal layout and then all walls were re-plastered or skimmed to provide a sound base to achieve the desired quality of finish.

New sanitary ware, shower control and tiles where fitted to the new bathrooms. An engineered oak flooring was fitted throughout the kitchen, lounge, dining room, guest cloakroom and utility. The whole apartment was then decorated by our in-house highly skilled decorators to achieve the quality the client required.

All of the bedroom furniture, including the wardrobes were bespoke and installed by our skilled in-house joiners.

During the works we supervised the installation of the client direct kitchen supplier and the fitting of the carpet to bedrooms from Duchess Elite Velvet range.
