This project involved converting an old restaurant spread across two floors of a four-story building into five luxury apartments in Leamington Spa.

As with most residential projects the logistics are often the main concern, working in areas where we are in close proximity of other residents and access routes and noise restrictions need to be considered in great detail, and in this case, it was no different. In order to minimise disruption to the residence within the proximity we set working hours between 9am and 5pm where noisy works could be carried out, therefore minimising the disruption to everyone in the vicinity. As well as this, we also informed all local residence when noisy works would be, providing them with our site managers name and number should they need to contact us.

Our site manager was proactive throughout this process to ensure that the job ran smoothly throughout. In terms of access and egress routes, we solved this problem by creating a temporary hole in a non-structural wall, giving us access to a back stairway. This allowed us to come and go from site without having to use the buildings main entrance, therefore minimising disruption to everyone in the building.

The works involved a complete strip out of an existing restaurant already in the building spread across two floors. After the strip out was complete we then reconfigured the entire building by constructing partitions throughout to turn the old open plan restaurant into five new luxury apartments. As well as building the partitions we also undertook the task of filling in an existing lift shaft to create more room for the flats. Following this we then moved onto the more detailed aspect of the job that required us to; complete a full M&E fit out, fit new bathrooms in each apartment, fit bespoke kitchens in each apartment and to fit new windows throughout.

On top of this we built a bespoke staircase leading people right to the front doors of the new flats. In the communal staircase area, we also installed an AOV system into the roof that controlled a ‘Velux’ window via the fire alarm system. This acted as a failsafe system which enabled the window to automatically shut in the event of a fire to reduce the chance of the fire spreading. Once all major works were completed across the apartments, using our own in-house decorating team, we then decorated the building throughout.

Our site manager showed an excellent level of organisational skills which enabled us to manage all sub-contractors on site, allowing the project to run smoothly and be completed on time.

Due to our success on this project we are in the process of negotiating further works in London where we have been asked to complete the refurbishment of residential flats.
