We were appointed by DTZ to refurbish a 700 square metre, seven-storey period property in the heart of St James’s Place, a popular location in London.

Our brief was to modernise the property, and create open plan offices, which could be let to a single occupier; previously, the building had been divided into several independent suites with various themes.

Having stripped out the old interiors and removed all internal partitions, the lift was refurbished, new electrics and surface mounted low level trunking was installed throughout giving maximum flexibility to new occupiers. New fire and intruder alarm were installed and all areas re-plastered along with new suspended ceilings and lighting.

We installed new flooring throughout, the toilets were refurbished and a new shower room was created in the basement and finally we decorated throughout utilising our in-house decorating division. New air-conditioning was installed to all floors which required a crane to lift the new condensers onto the roof.

The exterior of the building was renovated including roof, brick work and render repairs, the existing wooden windows were repaired and re-painted, the existing fire escape was chemically cleaned to remove ‘pigeon guano’.

Refuse skips were not allowed in St James’s Place, which required the daily removal of debris and waste materials. With no available storage area on site we used the ground floor for storing materials for the duration of the project. Given the sensitivity of operating in a high profile, prestigious location we ensured that there was the minimum disruption to surrounding and adjacent properties.
